Walk-and-Talk Consultation
In this service, our certified home staging designer will walk through your home with you, providing real-time suggestions on how to enhance the space. This interactive session covers key areas such as furniture placement, décor adjustments, and de-cluttering tips to help create maximum buyer appeal

Detailed Staging Report

For a more in-depth approach, our designer will provide a comprehensive, actionable staging report. This detailed report includes de-cluttering and organizational recommendations, a list of items to remove or store, strategic placement instructions for furniture and décor, suggestions for minor repairs or renovations, and recommendations for enhancing curb appeal. This service provides a clear, step-by-step plan to prepare your home for sale.

Occupied Home Staging

A certified home staging designer will visit your home to strategically optimize your existing furniture and décor, providing real-time guidance on decluttering, rearranging, and repositioning items to enhance flow and appeal. This process includes expert recommendations on furniture placement, décor styling, and artwork positioning to create a polished, market-ready look. If additional pieces are needed to elevate the design, TS Staging and Design will carefully select items from their warehouse to complement and enhance the overall aesthetic and layout of your home.

Occupied Home Staging Pricing

The pricing for a Walk-N-Talk Consultation or a Detailed Staging Report is as follows:

  • $300 for homes up to 2,500 square feet
  • $450 for homes over 2,500 square feet

Please Note: If a home is heavily cluttered or contains an extensive amount of furniture and belongings, additional fees may apply, as the designer may require extra time to provide a thorough assessment and recommendations.

Our Occupied Home Staging service is priced at $150 per hour with two professional designers working to enhance the home’s presentation.

The total time required for staging will vary based on the scope of work, which is determined through a detailed discussion with the homeowner and/or realtor. During this consultation, our designers will assess the home’s current condition, identify key areas for improvement, and provide an estimated cost based on the level of staging required.

This personalized approach ensures that each home receives expert recommendations and hands-on staging solutions tailored to maximize its appeal, functionality, and marketability.

Vacant Home Staging

Our vacant home staging service begins with a comprehensive home assessment conducted by a certified home staging designer. This crucial step ensures that every aspect of the property is evaluated for maximum market appeal. The assessment includes:

  • Understanding the home’s aesthetic, flow, location, and overall first impression.
  • Identifying any necessary improvements—such as repairs, updated lighting fixtures, or fresh paint—that should be addressed before staging and listing.
